Questions / Clear the uncertainty

Answers before demolition

Useful answers start with the building and the household, not a promise that every project follows the same formula.

What should I decide first?

Define the functional problem, establish the existing condition and check safety and approval requirements before committing to a layout or finish. Use the dependency checklist to identify the decisions that unlock the rest.

Should I renovate one room at a time?

Phasing can reduce disruption, but shared services, flooring and structural work may be more efficient to coordinate together. Assess dependencies before choosing phases. A room-by-room approach should not mean repeatedly opening the same wall or damaging a newly completed floor.

How much contingency should I keep?

Use a risk-based allowance rather than a universal percentage. Consider concealed conditions, survey quality, design completeness and access. Keep it separate from optional upgrades. The cost planning guide explains how to make those assumptions visible.

Can I stay at home during the renovation?

Possibly, if safe access, sanitation, dust separation and service interruptions are properly planned. Household health and mobility needs may make temporary accommodation more appropriate. Agree the occupied-home arrangements before work starts.

Which tasks are suitable for DIY?

Only attempt tasks within your competence and local rules. Structural changes, hazardous materials, gas, electrical and complex wet-area work may require qualified specialists. Stop if an unexpected material, unsafe condition or unfamiliar service is exposed. This site does not provide instructions for hazardous work.

Are tiles and grout waterproof?

They are not a complete waterproofing system. Wet areas need a suitable assembly with compatible waterproofing, penetrations, corners and drainage details. See the bathroom route before choosing decorative tile.

Should I order finishes before work starts?

Confirm suitability, quantities, storage and delivery timing first. Some items need final site measurements. Coordinate lead times without ordering around unresolved dimensions. Ask who checks damage, missing parts and compatibility while returns are still possible.

Why are contractor quotations so different?

The totals may cover different scopes, assumptions or allowances. Compare exclusions, preparation, disposal, taxes, product specifications and provisional work before comparing price. Ask each contractor to price the same written brief.

How do I choose paint colour reliably?

Use substantial samples in the actual room beside the intended materials. Review them in daylight and under the planned lighting, and compare technical suitability separately from colour. Read the finish guide for preparation and sheen considerations.

Will a renovation increase property value?

There is no guaranteed return. Local demand, property condition, workmanship, approvals and the fit with the market all matter. Prioritise safe function and seek local valuation advice when resale is central. An expensive personal specification does not automatically produce an equivalent sale-price increase.
